How Long Does It Take to Find a Resident?
One of the most common questions property owners ask is, “How long does it take to rent my property?”
Our goal is to place a qualified resident within two weeks, although leasing timelines can vary depending on factors such as market conditions, rental price, property condition, location, seasonality, and current inventory levels.
At Mila Realty, we focus on more than simply filling a vacancy. We prioritize finding qualified residents who meet our screening standards and are the right fit for your rental property. Our proactive marketing strategy includes professional advertising, online listings, property showings, and resident screening designed to minimize vacancy while protecting your investment.
The right resident is more valuable than the fastest resident, and our goal is to maximize occupancy while reducing future problems.
How Do You Handle Property Maintenance and Repairs?
Property maintenance is one of the biggest reasons owners hire a professional property management company.
Mila Realty handles all maintenance coordination and repair requests on behalf of property owners. Residents submit maintenance requests through our online system, allowing issues to be addressed quickly and efficiently.
We work with trusted vendors and contractors to coordinate repairs and maintenance. Resident-caused damages are billed directly to the resident, while normal wear and tear is typically the owner’s responsibility.
Unlike many property management companies, Mila Realty does not charge maintenance markups or vendor upcharges. Owners pay the actual vendor invoice without additional fees from us.
For repairs exceeding $250, we obtain owner approval before proceeding, unless the repair is considered an emergency. Repairs below $250 may be completed immediately to help prevent larger and more expensive issues.
How Much Can I Rent My Property For?
Determining the right rental price is one of the most important factors in maximizing rental income and minimizing vacancy.
Mila Realty performs a detailed rental market analysis using current market conditions, comparable rental properties, recently leased homes, neighborhood trends, property condition, upgrades, square footage, amenities, and local demand.
Our goal is to help property owners achieve the highest possible rental income while keeping the property competitively priced to attract qualified residents quickly.
We provide a recommended rental price range along with market data and insights so you can make an informed decision about your investment property.
Do I Need Insurance Before Onboarding?
No, rental property insurance is required but we do not need to be completed before we begin working together. We can start the onboarding process, gather documentation, and prepare the property while you work with your insurance provider to obtain the required coverage.
How Do You Screen Residents?
Resident screening is one of the most important services provided by a property management company.
Mila Realty conducts a comprehensive resident screening process designed to reduce risk and help protect your investment property.
Our screening includes:
- Income verification (minimum 3x monthly rent)
- Employment verification
- Credit evaluation
- Rental history verification
- Criminal background screening
- Eviction history review
- Pet screening when applicable
We generally require a credit score of 600 or higher. Applicants with lower credit scores may be considered under certain circumstances with additional security deposits or other requirements.
Our goal is to place qualified, responsible residents who are more likely to pay rent on time, care for the property, and fulfill the lease agreement.
Do You Offer Resident Placement Only?
Yes. We offer resident placement services for property owners who prefer to self-manage after a resident is secured.
Our BASIC Package includes a 0% monthly management fee and a one-time resident placement fee equal to 100% of one month’s rent.

Do I Receive Monthly Owner Statements?
Yes.
Mila Realty provides detailed monthly owner statements by the 5th of each month.
Your statement includes a complete breakdown of rental income, management fees, maintenance expenses, owner distributions, resident charges, and other property-related transactions from the previous month.
Owners also have access to online reporting and account information, providing transparency and visibility into the financial performance of their rental property.
